DTCP

The Directorate of Town and Country Planning covers the rest of Tamil Nadu. If your plot is outside the Chennai Metropolitan Area, your approval follows DTCP rules.

Frequently asked questions

What is the difference between CMDA and DTCP approval?

CMDA approves building plans inside the Chennai Metropolitan Area. DTCP covers the rest of Tamil Nadu. Smaller homes are often approved by the local body under these rules.

What documents are needed for building plan approval?

Usually the patta, sale deed, encumbrance certificate, site plan and building drawings, plus structural details. The exact list depends on your plot and building, and we confirm it after the site visit.

How long does building plan approval take?

It depends on the authority, the building size and whether any queries are raised. We submit complete documents to avoid delays and keep you updated.

Is the approval included in your construction price?

We prepare the drawings and handle the process. Government fees and the approval service are charged separately and listed in your estimate.

Can you get approval if I build with another contractor?

Contact us. We mainly handle approvals for projects we design and build.
