Construction and interiors across Chennai

House construction stages in Chennai, step by step

Building a house goes through the same stages every time. Knowing them helps you plan payments, check progress and ask the right questions at each step.

This guide walks through how an individual house is built in Chennai, in the order the work happens on site. Every project is different, so the time each stage takes depends on the size of the house, the design and the approvals.

1. Check the plot and its documents

Before any design work, confirm that the plot is clear to build on. The usual documents are the sale deed, the patta in your name, and an encumbrance certificate showing the land is free of loans or disputes. Have the boundaries measured on site so the plan matches the real plot.

2. Soil test

A soil test tells the structural engineer how much load the ground can carry and how deep the foundation should go. Soil varies a lot across Chennai, from firm ground to clay and filled land near old lakes and low-lying areas, so this test is worth doing for every house.

3. Design: plans, 3D and structure

The design stage turns your needs into drawings: the 2D floor plans, the 3D elevation (how the front of the house will look), the structural design (columns, beams, slabs and foundation), and the electrical and plumbing layouts. Changes cost almost nothing at this stage and a lot once construction starts, so take your time here. See our 2D plan and 3D design service.

4. Building plan approval

Your plan must be approved before construction starts. Depending on where the plot is and the size of the building, approval comes from the local body, CMDA (inside the Chennai Metropolitan Area) or DTCP (outside it). Building without approval can lead to penalties and problems with loans, resale and utility connections. How building plan approval works.

5. Estimate and agreement

Ask for an itemised estimate that lists the materials and brands for each item, not just a rate per square foot. The agreement should set out the scope, the payment schedule by stage, how changes will be priced, and who is responsible for what.

6. Site preparation and marking

The site is cleared and levelled, and the building lines are marked on the ground from the approved plan, so every column and wall sits exactly where the drawings say.

7. Foundation

Trenches are dug to the depth the structural design asks for. The soil is treated against termites, a base layer of plain concrete is laid, and then the footings and columns are cast up to plinth level. A plinth beam ties the columns together, the inside is filled and compacted, and a damp-proof layer stops moisture rising into the walls.

Chennai gets most of its rain from the northeast monsoon, roughly October to December. Open trenches fill with water in heavy rain, so if you can, plan to finish the foundation before the monsoon sets in.

8. Columns, beams, slabs and walls

The frame of the house goes up floor by floor: columns, then beams and the roof slab for each level. Concrete needs proper curing (keeping it wet for days after casting) to reach its strength. Walls are built in brick or blocks between the columns once the frame is ready.

9. Roof and terrace

The terrace needs a slope so rainwater drains away, and waterproofing so it never leaks. In Chennai's heat, a good terrace treatment also helps keep the rooms below cooler.

10. Electrical, plumbing and water

Conduits for wiring and pipes for water and drainage are laid inside the walls and slabs before plastering. This is also when the sump, overhead tank, septic tank or sewer connection and rainwater harvesting are built. Tamil Nadu requires rainwater harvesting for buildings, and it also helps recharge groundwater for your borewell.

11. Plastering, flooring and tiling

Walls and ceilings are plastered inside and out. Then come the floors, wall tiles in kitchens and bathrooms, and stone for staircases and sills.

12. Doors, windows and painting

Door and window frames, shutters, grills and railings are fitted, followed by putty, primer and paint, inside and out.

13. Interiors

Wardrobes, the kitchen, false ceilings, lighting and fittings are best planned with the house, so the electrical points and plumbing are in the right place from the start. See our interior design service.

14. Final checks and handover

Before you move in, walk through every room with the builder and list anything that needs fixing. Then come the electricity and water connections and any completion paperwork your building needs.

Frequently asked questions

How long does it take to build a house in Chennai?

It depends on the size of the house, the design, the approvals and the season. A builder should agree a stage-by-stage schedule with you before work starts.

Is a soil test necessary for a house?

It is strongly recommended. It tells the structural engineer how deep and how strong the foundation must be for your plot.

Can construction continue during the monsoon?

Yes, with planning. Foundation work is best finished before heavy rain, while work on the frame and inside the house can usually continue.

When should I plan interiors?

During the design stage, so electrical points, plumbing and ceilings are placed for your kitchen, wardrobes and lighting.
